Earl Shilton is Growing


Earl Shilton has seen steady growth in recent years with new developments helping to meet the housing needs of Hinckley & Bosworth Borough. This site at Shilton Road represents a logical extension to the settlement, designed to integrate sensitively with the existing town and provide much-needed homes and community spaces.

Our Vision

The site which is outlined in red, shows how land could be sensitively planned to accommodate new homes alongside new public open green space. The emerging framework takes account of environmental constraints, access, and opportunities to enhance the local area.

Access, Environment & Technical Assessments

  • Retention and enhancement of Public Rights of Way (PRoW).
  • Improved public access, with new pathways and walking routes where possible.
  • Enhancing connections between the development and surrounding community spaces.
  • The site is located entirely within Flood Zone 1, indicating a very low risk of flooding.
  • All homes and supporting infrastructure will be carefully planned with sustainable drainage solutions to ensure long-term safety.

To ensure the proposal is well-informed and responsive to all site constraints, we have instructed a full suite of technical assessments, including:

  • Archaeology surveys to record and preserve findings 
  • Ecology surveys to protect habitats and species

Bringing more to your community

FAQs

The proposals are being designed to deliver a net gain in biodiversity, with native planting,
wildlife-friendly open spaces and a sustainable drainage system. Independent ecology specialists
are assessing the site to ensure habitats are protected and enhanced.

In addition to providing much-needed affordable housing, the proposal will improve public access through the retention and enhancement of PRoWs, strengthen local connections, and deliver biodiversity enhancements that benefit the wider area.

Where additional capacity is required in schools, healthcare and/or other community facilities,
financial contributions will be secured through the planning process to support expansion.

Highways consultants are working with Leicestershire County Council to assess the impact of
new traffic and ensure the local road network can accommodate growth. Improvements will be
made where necessary and a Travel Plan will encourage the use of public transport, walking and
cycling.

The Earl Shilton site is inĀ Flood Zone 1, the lowest risk category. All drainage and surface water will be carefully managed to ensure safety.
